Resident Defect Requests are only used when Residents are entering a new building still under construction and you want an easy way to manage any defects residents come across.
When a Resident raises a Defect Request through the Resident App or a Admin raises a Defect Request through the Admin Portal they will end up in Requests > Resident Defects.
Manage Resident Defect Requests
There are two common options when dealing with a Resident Defect Request in FM Link
Create a Work Order from the Defect Request
Get a Quote before Creating the Work Order from the Defect Request
Create a Work Order from the Defect Request
To Create a Work Order from the Defect Request go to Requests > Resident Defects > Click 3 Dots > Click Create Work Order.
When the work order has been created it can then be edited and updated. An Article on how to do this is located here.
Get a Quote before Creating the Work Order from the Defect Request
To get a Quote before creating a Work Order first requires the following steps:
Create a Maintenance Item from the Resident Defect Request
Create a Quote Request from the Maintenance Item
Create a Work Order from the Quote Request
To Create a Maintenance Item from the Resident Defect Request go to Requests > Resident Defects > Click 3 Dots > Click Create Maintenance Item
When the Maintenance Item has been created it can then be edited and updated. An Article on how to do this is located here.
To Create a Quote Request from the Maintenance Item go to Requests > Maintenance List > click on the 3 Dots > click To new Quote
Then choose to change the status of the request. The common Status that is chosen at this stage is "Quote Raised"

To Create a Work Order from the Quote Request go to Requests > Quote Requests > click 3 Dots > click To new Work Order
